  •    Proof of income as child support, paystubs, ssi, ss, alimony etc.
  •   Photocopies of valid picture id for household members over 18, social security cards for all household members, birth certificate.
  •   Proof of assets such as bank statement, retirement account etc.
  •  Landlord reference letter.
  1. Is there an application fee?
  • Yes, there is a non-refundable application fee of $20.00. This fee covers the cost of processing the application and running background and credit checks.
  1. How long does the application process take?
  •      9-12 months.
  1. What is the income requirement to qualify for our units?
  •   Not to exceed 50 AMI.

-What is AMI?

  • 50% AMI refers to 50% of the Area Median Income (AMI) for a specific area.
  • A household earning 50% AMI is considered “very low income.”
  • This income level is used to determine eligibility for affordable housing programs.
  • Households earning 50% AMI may qualify for housing subsidies, assistance, or special affordable housing options.
  • The exact dollar amount for 50% AMI varies by location based on the area’s median income.
  1. Can I apply if I have a low credit score?
  •  Yes
  1. Are pets allowed?
  •   NO
  1. What is the security deposit?
  • The security deposit is generally equivalent to the unit market rent, but it may vary depending on the property and applicant’s qualifications. This deposit is refundable at the end of the lease term, provided there is no damage beyond normal wear and tears.
  1. Can I break my lease early?
  •  One year lease.
  1. What is included in the rent?
  • Tenant is responsible for rent and electricity.
  1. How do I pay rent?
  • Rent can be paid online through our tenant portal, by mail, or in-person at the leasing office. Please ensure that your rent is paid by the due date to avoid late fees.
  1. When is rent due, and what are the late fees?
  • Rent is due on the 1st of each month, with a grace period until the 5th. After the 5th, a late fee of $10 will apply. Please contact the office if you need assistance.
  1. Can I sublease my apartment?
  • Subleasing is not allowed.
  1. How do I request maintenance?
  • You can request maintenance by using our online tenant portal, calling the office, or submitting a request form in person. For emergency maintenance, we have a hotline.
  1. Is renters’ insurance required?
  • No, but we advise tenants to have renters’ insurance. It helps protect your personal property in case of damage.
  1. How can I renew my lease?
  •  Month to month after 1st year.
  1. Are there any community rules or policies I should know about?
  • Yes, we have community rules in place to ensure a safe and respectful environment. These include noise restrictions, parking policies, and guidelines for common areas. Please review the community handbook or contact the office for more details.
